Cofounded by Adam Arnow and Patrick Pavone, Vertex is a new investment platform made up of experienced office building developers, owners, and operators who have a singular goal — to acquire and innovatively transform underperforming commercial properties in New York City, into environmentally sustainable, financially successful, modern office buildings that attract and retain tenants in an era where hybrid and work-from-home trends prevail.
This project is carried out in partnership with with Hamlin Ventures and Olmstead Properties.

Principal and Co-Founder
Adam A. Arnow has managed direct real estate investments made by the Arnow Family and several other high-net-worth families in properties in the northeast region of the United States and Ireland throughout his career. Beginning in 2005, Adam spent seven years managing acquisitions at Olmstead Properties, Inc. – a family-owned real estate owner / operator (not the Arnow family) based in NYC. In 2012, Adam began actively investing in direct real estate deals primarily on behalf of his family, in partnership with other families and institutional investors such as JP Morgan and Oaktree Capital Management. Since 2005 Adam has managed transactions valued in excess of $1.5 billion.
By way of background, Adam’s family has been in the real estate business since the 1930s. The Arnow family has developed over 10 million square feet of office and residential properties throughout the United States, but primarily in New York City - including the Grace Building, 1411 Broadway, 711 Third Avenue, 437 Madison Avenue, 7 Hanover Square, and 250 Mercer Street. While the family continues to own a portfolio of legacy assets, most of the Arnow family portfolio was sold in 1997 to a Real Estate Investment Trust called Trizec Inc.
While Adam’s initial investments were in NYC they have expanded to include over a dozen projects in Ireland, and several multi-family development projects in and around Boston, MA and Pittsburgh, PA.

Principal and Co-Founder
Patrick A. Pavone began working on direct real estate investments on behalf of the Arnow Family and Olmstead Properties in Dublin, NYC, and in the northeast region of the United States in 2014. Patrick focuses on all aspects of acquisitions, from deal sourcing to deal structuring, to asset management. An attorney by training, Patrick served as an asset manager at Bank of America Merrill Lynch (BAML) before working with the Arnow Family and Olmstead. Before BAML, Patrick served as chief fundraiser and senior advisor to numerous elected officials on the city, state and federal level from the New York City and Connecticut areas.
Patrick maintains offices in Connecticut, at Olmstead Properties, Inc., and at the Weiler Arnow Management Co. Inc. in NYC. Patrick is experienced with commercial, residential, and industrial asset classes. Since 2014, together with Adam Arnow, he has overseen the development of over 700,000 square feet of office properties in Dublin, Ireland. Sales of these properties have generated proceeds in excess of $600 million. Additionally, Patrick has spearheaded a countrywide single family homebuilding company in Ireland that at its peak had the capacity to build over 1700 units of single-family homes across the country.
Domestically, Patrick has bought over 450,000 square feet of commercial office in NYC, and 350,00 square feet of industrial in Illinois that Olmstead Properties operates as part of their 4.5 million square foot portfolio. Additionally, he has managed investments in the development of over 1000 units of multifamily housing recently completed or currently under development in the Pittsburgh and the Boston areas. Finally, Patrick has also bought and manages several “land banked” properties in the northeast USA slated for future development.
Patrick is an avid competitive sailor and participates regularly in regattas up and down the east coast United States on dinghys and small and large keel boats.

Hamlin Ventures - Principal and Development Partner
In 2020, Abby was awarded the Edward P. Bass Visiting Distinguished Architecture Fellowship at the Yale School of Architecture in recognition of her keen knowledge of and appreciation for architecture and design and her ability to marry creative endeavors with a successful development business. As the Bass Fellow, Abby taught an advanced design and development studio with architects Dana Tang and Andrei Harwell.
Before forming Hamlin Ventures, Abby was President of Swig Weiler & Arnow Mgt. Co., Inc. a premier Manhattan-based commercial real estate company that developed, owned, and managed 8 million square feet of office properties in New York City and San Francisco, as well as the Fairmont Hotels. Abby was with Swig Weiler & Arnow for fifteen years, spearheading several large-scale development projects and managing the organization for its private owners.
An active civic leader, Abby is a board member of Community Solutions and the Actor’s Fund Housing Development Corporation. Previously, she served on the boards of the Brooklyn Navy Yard Development Corporation and Art Omi. She was a board member of the Van Alen Institute for Public Architecture from 2001-2010 and served as its Chair from 2007-2010.
Recognized as an expert in the field of public design, Abby is a frequent participant in design juries. Among others, she has served as a juror for the National Endowment for the Arts, the Enterprise Community Foundation, the Association of Collegiate Schools of Architecture, and the City of New Rochelle. She has also served three times as an advisor to the Mayor’s Institute of Design and once as an NEA Just City advisor to the Mayor of Madison Wisconsin.
Abby was also an adjunct professor of real estate development at the Graduate School of Architecture at Columbia University from 2010-2014, teaching the core development classes and serving as Director of Curriculum. In 2016, she was an adjunct professor at Columbia University again, co-teaching real estate development in the Business School.

Olmstead Properties - Principal and Operating Partner
Samuel W. Rosenblatt, is the fourth generation of his family in the real estate business and is the President of Olmstead Properties which owns and manages approximately 4.5 million square feet of commercial office buildings in NYC. Prior to Olmstead, Sam worked for eight years as the Vice President of Newmark & Company Real Estate, where he was responsible for overseeing the leasing and management of 16 commercial properties totaling approximately 6 million square feet. He then served for 2 years as the Vice President of leasing for Swig, Weiler and Arnow with responsibility for 3 buildings containing nearly 2 million square feet. Sam serves on the Board of Directors of many philanthropic institutions, is an avid contemporary art collector, has successfully run the NYC marathon and is an active member of the Real Estate Board of New York. Sam received the Distinguished Service Award from the Young Executive Division of the Israel Bonds Organization, and currently serves as the Real Estate Division chair for UJA. He is a graduate of the Wharton School of Business of the University of Pennsylvania.
